Pre-consultation

Everyone’s needs and situations are unique. There are hundreds of different ways we can structure your home loan based on your individual needs. This is why the accurate collection of information is critical. Getting into a loan program that is not right for you, can cost you thousands of extra dollars. During the pre-consultation, our Senior Mortgage Specialists will ask you a series of questions to gain an understanding of your financial situation, future plans and goals. With this initial groundwork in place, we can move forward in the right direction with the confidence that we are serving your needs.

Information Packet Review

Having the right information upfront is critical in making the best possible home loan decision. Immediately following our pre-consultation, we will give you a packet containing very helpful information about home financing options and our money-saving reports to help you prepare for closing on the best mortgage for you.

Pre-approval Application and Initial Approval

When making an offer on the home of your dreams, being a pre-approved buyer will give you credibility and verified buying power. It will also let you know exactly how much you can afford to pay for a home, so you can use your time wisely, looking for the perfect home in the price range you can afford. The pre-approval application process is exactly the same application process you will go through to officially apply for your new home loan. It takes into consideration your employment, credit score, assets, liabilities and income. The application process analyzes the level of risk our lenders would take on and determines if, and for up to what dollar amount, that investor would be willing to loan to you.

Refinance or Shop for a New Home

Finding the perfect home can be pretty exciting! And working with a knowledgeable Realtor® can help you make important observations, negotiate offers and structure the purchase agreement with your best interests in mind. Tim Egan was great to work with. We were purchasing our first home and Tim was always available to talk through the many financing questions we had. Home purchased! The 4th home offered on being charm!I cannot recommend this company enough! Micheal, the president of the company, and his team, was absolutely the best throughout the entire process. I had to text and call him for months, and despite it being a long and complicated journey, Micheal's communication was consistently top-tier.I seriously considered downloading a 3rd party software just to count the number of phone calls and texts. (I am a data analyst by trade) The texts are well above 200 and phone calls well above the 20s.He and his team were always available, responsive, and extremely helpful. For my first time in buying a house I truly have to say I had the greatest team of Realtors that anyone could ever have. Any questions I had anything that I didn't understand anything that I didn't know you name it and my Realtors were jimmy on the spot. Didn't matter what time of day or night my Realtors made dam sure we were taken care of. I truly appreciate everything that they have done for me and my family.

I'm writing another review for Grandview Lending. This was my second time working with Tim Ayers and it was just as great of an experience as it was the first time around. Tim and Pam make the lending process so easy. I've worked with other lending companies in the past who drag their feet, don't keep you informed, don't guide you through the process, etc. so I know how it can be when you don't have a great lending team on your side. I initially started with a different lender, who gave me the run around. My realtor suggested Tim Egan. From day one he was open with what it would take to get me into a home. He was very kind and worked so hard. He was always available for me to ask any questions I needed answered or something I didn’t quite understand. His team are polite and just want to help. This is the second time that we worked with Grandview to purchase a home. However, what made this time different is that this was a new build for us. So, this was something that we had never experienced. But, when I say that Tracy, Lindsey and Jennifer were THE BEST people to work with in all of this, I mean it.
