Are you shopping for a home that you plan to move out of at some point in the future? You need to not only consider whether you will enjoy living in the home, but also how easy it will be to sell it later at a good price. Here are some signs you have found a home that may have solid resale value.
- A convenient location. Homes that are conveniently close to work districts, shopping centers, restaurants, parks, and other amenities may have higher resale value than those that are inconveniently far away from these everyday necessities. It can also be helpful for the home to be located close to public transportation or have easy access to the highway.
- A quiet, pleasant, safe neighborhood. While it is great for a home to have easy highway access, what is not so great is if you have to hear traffic roaring by every day. Homes have better resale value when they are in neighborhoods that are quiet, safe, aesthetically pleasing, and fun to be in.
- Fantastic schools. Since a lot of homebuyers have children, or plan to eventually, they prioritize shopping for a home in a good school district. Buying a home in such a district can help you sell it again later.
- Curb appeal. One of the most frequently-cited factors for a home’s resale value is its curb appeal. This makes sense; most people are only going to become interested in the interior of a home if they already like its exterior. Some aspects of curb appeal can be upgraded with relative ease, but others cannot. For example, it is easier to replace an ugly door than a broken driveway. Try to avoid buying a house with glaring defects that would be difficult to fix.
- A standard layout. Many home layouts are fairly predictable and logical. There is usually a kitchen, dining area, and living room combined in one part of he house, with bedrooms and bathrooms either in a different part of the same floor, or upstairs. The reason so many home layouts are similar is because these are intuitive, logical, comfortable layouts to live in. Homes that feature them resell well. Houses with unusual layouts may be interesting, but they can pose inconveniences, making them harder to resell.
- Upgrade potential. Look for a home that features opportunities for relatively easy upgrades that will add significantly to the value of the property. This, too, can improve a home’s resale value, and help it to sell faster.
