You’ve gone to several open houses and private home showings, and you’ve finally found the home of your dreams. The home’s features exceed your wish list, and the price is right, too. But have you considered the area in which the home is located?
You’re not just buying a house; you’re buying into a community. So, you need to ensure the neighborhood has the people, schools, amenities and other factors that are important to you before you make an offer.
Here are 5 factors that you need to consider before you buy your home to ensure you’ve chosen the right area in which to live.
1. Commute
How far is the home from public transportation or your job? If the home’s location adds 15 or more minutes to your commute every day, it may not be as ideal as you think. Do you really want to spend that extra time away from your family? Plus, how much will extra fuel cost for your vehicle? Take a trial run of your commute during high traffic hours to determine how long it will take to get to and from work and determine if the extra commute time is really worth it.
2. Good Schools
Even if you don’t have children, neighborhoods located in good school district are a better investment. To see what the schools are like, do your research. Take to neighbors about their children’s educational experiences. Also, go visit the local school, take a tour and talk to the principal.
3. Crime
How safe is the neighborhood and community? To find out, call the local police department or go to crimereports.com. Also, ask the neighbors what kinds of crime they’ve seen in the area. And also, don’t forget to check out the National Sex Offender Database.
4. Good Neighbors
If you have children or like a lot of social interaction, friendly neighbors are important. Walk around the neighborhood and talk to people who are out about their experiences living in the community. Ask about children in neighborhood to see if they might be compatible in age and gender with your own.
5. Community Amenities
Drive through the area and look for signs of community vitality. If there are lots of boarded up, vacant buildings or unmaintained roads, the community may be struggling. Determine where the nearest police and fire stations are. Are stores conveniently located? Are public parks available and well maintained? Is there a local library with activities for the whole family? Remember, you need to live in this community, so make sure it meets all of your needs.
While it may seem time consuming to check out every area in which you’re looking for a home, it’s necessary to do your homework before you purchase a home in an community where you or your family won’t be happy.
