So, you’ve found a new home that you love. The loan process is moving along and the closing date has been scheduled. However, about a week prior to closing, your real estate agent will schedule one final walk-through of the property.
This final walk-through isn’t a home inspection. You should have had that done earlier in the home-buying process. However, it is your last chance to review the home to make sure all of the agreed-upon repairs have been made and everything is in good working condition. Whether the home is vacant or not, it’s really important to go to the final walk-through make sure nothing else has changed with the home’s condition since the last time you saw it.
If you have a home contract, take it with you to review while you’re walking through the home. Depending on your contract, you may have to sign a contract addendum confirming that you’ve completed the walk-through and you’re satisfied with the condition of the home.
To make sure you’re happy with everything about the home before you receive the keys, take along this list of things to check while doing your final walk-through:
- Look over the home’s exterior, including the foundation, exterior walls and roof, especially if there have been any wind or rain storms since your last visit.
- Turn the heat and/or air conditioning on and off.
- Ensure all major appliances work if they’re staying (stove, microwave, refrigerator, washer, dryer, water heater and/or water softener). Look for leaks around the refrigerator, washer, water heater and/or water softener.
- Confirm the seller hasn’t removed anything he or she agreed to leave behind.
- Turn all light fixtures on and off. It’s probably also a good idea to bring a tester to make sure all electrical outlets work.
- Turn on all water faucets (hot and cold). Look under the sink for leaks. Make sure the water drains well.
- Turn on the shower heads to make sure there aren’t any water flow issues.
- Test all tub stoppers to ensure there are no seal leaks.
- Confirm the garbage disposal works.
- Turn on all exhaust fans.
- Flush all toilets.
- Open and close all doors and windows. Check the weatherstripping to ensure there are no obvious air leaks.
- Test all smoke detectors, carbon monoxide detectors and security alarms.
- Inspect all walls, floors and ceilings for damage.
- Test the garage door openers.
- Make sure all screens and storm windows are in good shape.
- Double-check that all agreed-upon repairs have been made.
- Make certain no trash or unwanted items have been left behind by the seller, especially in the attic, basement or garage.
- Review the landscaping to make sure the sellers haven’t removed trees, bushes or other landscaping features.
- Ask if the seller has any homeowner’s manuals or warranties for the appliances that he or she can leave.
By spending an hour or so to make this final inspection, you can ensure your new home is clean and in good condition before you move in.
